Gifford Hill, the Murray Bridge Equine and Village Development is a 50/50 joint venture project between Burke Urban and the Murray Bridge Racing Club (MBRC) and a significant government supported urban growth project and racecourse development within the City of Murray Bridge Council area at Brinkley Road, Murray Bridge in South Australia.
Burke Urban was selected as the developer partner, essentially because of our development expertise and our presentation of a unique solution which enables the MBRC and Thoroughbred Racing SA (TRSA) to achieve the relocation of its existing racecourse within the Rural City to a new greenfield site, within the planned new urban area of Gifford Hill south of the freeway linking Adelaide to Melbourne.
This project initiative has come about for three essential reasons:-
1. A desire for the MBRC and TRSA to develop a state of the art racecourse and equine training facility at Murray Bridge.
2. The need for a second racecourse to complement Adelaide’s only metropolitan course located at Morphettville. In recent months and for different reasons both Cheltenham and Victoria Park facilities have closed.
3. The demands of the steadily expanding Rural City of Murray Bridge strategically located only 50 minutes from the Adelaide CBD on the Adelaide to Melbourne transport corridor and the need for new housing land to accommodate the Rural City’s growth expectations for some 7500 allotments over the next 20 years.
Gifford Hill is located approximately 50 minutes driving time from the Adelaide CBD. The MBRC has negotiated the support of the SA Government, the thoroughbred racing industry and the local community for the rezoning of land consistent with the Government’s 30 year Growth Plan, to accommodate residential, local retail and community centres, equine commercial, recreation and open space areas, all integrated with the proposed new racecourse and thoroughbred training centre.
The opportunity presented to Burke Urban is both exciting and challenging. There are very few proposals that offer participants the opportunity to invest in a major project which has a significant influence on the living environment and community structure of an urban area on such a significant scale. There is no doubt that the expansion of Murray Bridge with real growth in industry, tourism and agriculture, will create increased demand for employment and housing over time. The strategic location of Murray Bridge, its availability of cheaper industrial land, a growing workforce and a strong community base with schools, shopping and community facilities will also underpin the demand for housing and the associated services within the 3500 allotment estate.
This project is currently in its strategic planning phase. Burke Urban are working alongside the Rural City of Murary Bridge and the community to create a lasting vision for this project which culminates our four major project delivery objectives of Cohesive Communities, Environmental Excellence, Economic Growth and Outstanding Urban Design.
